terms of Booking & Booking Deposit

By placing a booking with us (the property owner / his/her representative) you (the lead guest) and your booking party (guests) agree to the following terms and conditions during the course of your stay. When placing a booking with us this constitutes a binding contract under law. If you have any questions about booking with us, please contact us before making a booking.

To place a booking with us the lead guest must be at least 16 years of age. The maximum number of staying guest is two. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out below. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.

To secure any booking we require a deposit to be paid in advance, this deposit amount is equivalent to the first nights stay.
Deposit payments must be 'cleared funds' before a booking can be confirmed. Deposits are only refundable under the conditions set-out below.

Payments can be made by all major credit or debit cards.

All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honoring this agreement or causing a disturbance to other neighbours or the owners.

Check-in & Check-out

Guests must check-in and check-out by the times stated below:

  • Check-in after: 16:00 pm on day of arrival

  • Check-out by: 10:00 am on day of departure

Cancellation, Returned Deposit & Non-Arrival Conditions

Guest who need to cancel a booking should contact us as soon as possible. Deposits already paid are only returned in accordance with the following conditions:

  • Cancellation made 5 days in advance of arrival date qualify for a full refund of the deposit

  • Cancellation made within 5 days or less of arrival date forfeit the full deposit amount (the amount equal to the first nights stay)

Non-arrival guests, who are unable to attend or fail to attend for whatever reason without providing notice forfeit their deposit paid and will be charged for the full amount of the booking via the original payment method.

In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.

The property is accessible from one level. 

Car Parking

A car park is available for guests’ use at the side of the farmhouse. Cars parked here are at owners risk.

Keys

You have access to the building and your room 24 hours a day throughout your stay using a set of keys given to you when you register on arrival. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at £10.00 per set.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.

Lost Property

We are happy to return items that have been left following departure. Postage and packing will be charged at the standard rate.

Missing Items

We reserve the right to charge for missing items.

children

We do not currently accommodate children. If you arrive with children, you will forfeit the full amount of your stay and not be permitted entry.

Pets

Pets are not permitted within the premises. 

Prices

We reserve the right to change our prices at any time. This does not affect bookings already made.

Smoking

Smoking is not permitted within the premises. Please note that offending guests may be asked to leave immediately and may be liable for professional cleaning of any rooms and any outstanding balance of nights booked but not taken through early departure.

Termination Policy

We reserve the right, to terminate, without notice, an individuals stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others (Please note that non compliance of our non smoking policy may constitute termination). In such circumstances any outstanding account must be settled, no refunds will be made.

Your Personal Details & Privacy

We are required to keep a register of guests over the age of 16 who stay with us, this includes full names and nationality, and/or passport numbers, place of issue, details of next destination if they are non-British, Irish or Commonwealth guests. This is in accordance with the (Immigration (Hotel records) Order 1972). These records are kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (General Data Protection Regulation) [which comes into force in May 2018].
